Plans submitted to turn former Lancaster pub into student flats

The applicant has told the city council of their plans to convert the Bowling Green pub into 14 self-contained student apartments

Plans to turn a former Lancaster pub into student flats have been submitted to the city council.

Applicant Inayat Munshi plans to convert the former Bowling Green pub into 14 self-contained student flats – 11 studio apartments and three two-bed student apartments.

This site lies between Booths supermarket and BP petrol station, at 157 Scotforth Road, which has remained unoccupied for 10 years.

The planning documents also detail Munshi’s intentions to demolish the part of single storey element and erection of a single storey front extension, the removal of a rear external staircase, alterations to be made to fenestration and part installation of cladding to the property.

The bowling green attached to the site does not form part of this planning application, and there is currently no proposed alterations or change of use applications.

The design and access statement for the property informs: “The application site comprises the former Bowling Green public house, which ceased trading in 2016 and has remained vacant and in a derelict condition. Since it’s closure the property has been subject to vandalism and occupation by squatters.

“To the rear of the pub is a bowling green that is currently unused and has fallen into disrepair since the pub’s closure.”

This application also includes a car parking area to the rear of the property, with the applicant set to provide a minimum of 17 sheltered bicycle spaces to encourage cycling.

The planning statement also maintains that the proposal will keep the property’s character, and that any external changes will have minimal impact on the external character of the building.
