Student property on Clifton Triangle listed at auction with nearly £1 million guide price

A student HMO (or, house in multiple occupation) property is due to go to auction this December at a guide price of £950,000.

Located on the Clifton Triangle, a Bristol student hotspot, the 2,787 square-foot property is complete with a communal kitchen-diner, six bedrooms and six bathrooms, five of which are en-suite.

The HMO occupies the top three floors of 17 Ashington House. It stands above the Penny Brown UK charity shop, which is not part of the listing, Bristol Live reports.

Although the property is currently empty, following its renovation, it was previously let to students.

In the 2023/24 academic year, the property generated an income of £84,000 across a 50-week period. This equates to £1,680 per week or £280 per student per week.

According to the Hollis Morgan listing, there may still be scope to increase this income once tenants are agreed, whether students or professionals.

The listing goes on to describe the HMO property as a “prime student investment”. Queens Road sits between popular shops, cafés, bars, and restaurants on both Park Street and Whiteladies Road, and is minutes away from the University of Bristol.

The auction will take place on December 11. At already almost £1 million, the guide price is only an indication of the seller’s minimum acceptable price, and this could change any time prior to the auction date.

Student housing in Bristol is becoming increasingly expensive, with the average annual cost of student housing being £9200 in 2023/4.

Bristol is the second most expensive Russell Group city to rent in, coming behind only London, whose students benefit from a higher student loan.
